Once you have found the home you wish to purchase and the seller has accepted your offer, then it is the right time for a Pre-Purchase Home Inspection. We meet the buyer (our client) and the homeowner or real estate agent at the property by appointment. The inspector will explain the inspection procedure and welcome the client's questions throughout the inspection.

We are committed to providing you with the most thorough and comprehensive inspection and testing available, using state of the art procedures and testing equipment such as Infrared Thermography to evaluate the conditions and discover the defects which may effect your purchase.

We will explain how all the systems work and what future maintenance or repairs may be needed for the house.

Our comprehensive inspection includes the complete building and grounds. Environmental issues are addressed. A free Termite Certification Report is included. We also provide repair and replacement costs. Immediately following the inspection you will receive an oral report regarding our findings and a complete written report, on site, bound in booklet form, ready for you to take with you.

Commercial-Industrial Inspections

Mold Inspection and Testing

Mold, visible or hidden, may cause adverse health effects.

We suggest that if you suspect, or are concerned that you may have a mold problem, that you call us and discuss the situation with one of our Certified Professionals.

An appointment for inspection and testing can be arranged at a time that is convenient for you.

We will inspect the building for "Red Flags" (possible mold sources) and evaluate the conditions for testing. The testing we perform will allow us to know what type of mold is present and at what level (comparative quantities).

An assessment can then be made based on the inspection and the laboratory results as to what steps will need to be taken to correct the situation.

A written report of our findings, lab test results, and our recommendations is provided in a timely manner for your use.

Termite Certifications

This is an inspection for the presence of wood destroying insects. Termites are the wood destroying insects most commonly found thus the term "Termite Certification".

Most banks or lenders and/or attorneys require that this inspection be completed prior to the closing.

Environmental Testing

A healthy environment at home or at work is important to most people and there may be occasions when you believe that an environmental test is important to have conducted.

We provide environmental testing for air quality, mold, allergens, bacteria, volatile organic compounds, EMF, lead, water, and radon.

In most cases we do not recommend any environmental testing prior to a pre-purchase home or building inspection unless there is a suspected hazard or a genuine concern.

Environmental issues are addressed during the home inspection.
